    Aren’t chimneys prone to salt build up? That then sucks moisture from the room much more easily than anything else; hence the spots. You could hack it back to brick, neutralise the salts and then lime lender?

    Thanks - I’ll give it a go but I doubt I’ll get any condensation at this time of year. Looking at how bad it is though - it wouldn’t surprise me if it’s been an issue for a long time. In the winter, windows are literally running with it.
