    Thanks everyone, several houses in my street have larger porches built, 2 of them are almost 4m wide and 2m deep. Will work out preferred size we want and look to apply for PP. And replace existing front door with an oak internal door, so will need BC as well

    I wouldnt imagine so, was just asking as we are planning similar and builders had said we’d need to run our downpipe into an actual drain. If we can run off onto our driveway (facing down towards next doors flower beds) then it saves us some hassle

    I had no idea about the limited to 10 LED’s. Yes, all the fire rated LED’s I’ve fitted to the kitchen ceiling are dimmable, they are the small LAP ones from Screwfix (57mm cut out)
