My mate has an old hot water tank, heated up by an immersion. He's getting no hot water today. I have checked the stat hasn't tripped, and tested for continuity and the meter bleeped. I also tested the resistance of the element itself and the reading was 19.6 Ohms.

I am not sure though about doing the test - there seem to be loads of wires inside! When you say with the power off, do you mean just the pull cord btw?

I can help on this one (I think)! - with a combi, you will need a wire from the combi terminal strip to the programmable room thermostat, as you say, you may not require the neutral. So just use a 2 core wire.

I have heard that an electric shower that lasts 5 years or so is good and you are better off replacing them when they go??
I think mine's easily 5 years old, maybe longer...
An AAV may be required here, I have heard of this problem before with maxerators. If the waste runs steep from the unit and at a lower level, then trap seal is lost through self siphonage
