On closer inspection it seems boiler has a 2 stage burner. When on the low burner there is no noise but when the second stage kicks in it gets noisy and as it gets hotter it fades out as the second stage is not needed. Any clues?

Yes!! Excellent Pete, the flow switches were corroded. I gave them a rub with wire wool and put them back and it seems to be fine now. Very much appreciated.

Ok, so last night the boiler should have switched off by the timer but it didn't. I could hear the pump running all night and the boiler clicking on and off. The upstairs rads are slightly warm and the down stairs ones cold. I will get an RGI when i'm satisfied i've done all I can myself...

Where is the fan? It sounds like the pump is running, it's got a constant hum.

It was but now it's cold and still trying to click on but doesn't seem to be able to, or rather only for a few seconds.
