    Permitted development rights: Class A.

I sound like a fool now. :P What I meant to say was a change to the legislation not DCLG guidance. Edited my post, thanks garyo.

    Permitted development rights: Class A.

Thanks for the heads up. Knowing how strict the council in my borough are, I'm definitely expecting it to go into appeals. Hopefully, the government doesn't introduce a change to the GPDO legislation anytime soon. I will talk to my architect and see what he has to say.

    Permitted development rights: Class A.

For a terraced house? Wow... Thank you tony. I might have to submit another application for prior approval then.

    Permitted development rights: Class A.

Does this mean that you can extend 6m from the rear wall of the existing single storey extension? Or would you still have to extend 6m from the rear wall of the original building (as it stood on 1948)? My existing single storey extension has a depth of 3.5m and was built in in 2003.

Large single-storey extension layouts. Which is better?

Hello, For the planning application, I want to ask what large extension layout is better in terms of scale and neighbours' amenity? The height of the extensions will be 2.9m. I have attached 2 drawings below. I am the owner of house no.1 and my neighbour is the owner of house no.2. House no.2...

    PD rights in Planning Permission

I probably would have chappers, if I had not paid his starting fees of £1000. You are right, even if my application does go into appeals, PD rights should be the base of my argument. What confuses me is that if the government says you can build the 6m extension and loft dormer under...

    PD rights in Planning Permission

Hello, I own a terraced house between a shop and a residential house. The neighbours told me that they won't object to my proposed plans. I want to apply in 1 full planning permission application for part change of use from residential to shop, 6m single-storey extension and a L-shaped rear &...

Residential (C3) to Retail (A1). Policy H2 Question.

LukeB and woody, Thank you very much for the opinions and suggestions. Good to know I don't need pre-planning advice from the Council. Woody you are right, there are different ways to interpret it. That's why the Architect looked at the policy differently . I'll have another meeting...

Residential (C3) to Retail (A1). Policy H2 Question.

Don't think the Council of my borough allow seperate flats since they want to keep the housing stock intact for large families. I was thinking to make a clothing shop, but I know that it doesn't provide an 'overriding benefit to the community.' So, what if i made it into a Book shop that...

Residential (C3) to Retail (A1). Policy H2 Question.

Hey, I own a 2 storey 3 bedroom dwelling house on the main shopping district. We want to change use from residential to retail unit on the ground floor living room. UDP Policy H2 (Retention of Residential Accommodation) states that 'the Council will resist the loss of accommodation and...

What are the chances of getting planning permission?

It had to be 6m from rear wall of the original house :) Edit: I just realised that I did not draw the 'original house' in my sketch.

What are the chances of getting planning permission?

Hey, So recently I got approval for an L-shaped 6m extension with 3m height, through the neighbour consultation scheme. However, I am now thinking to increase the width of my L-shaped extension by 60cm, through planning permission. I have uploaded a sketch so it is clear. As you can see...

'Original House' term. Is a canopy included?

Hi woody, So do you think it is worth submiting an application for a full width extension first, instead of an L-shape extension? 6m from the back of the original house elevation and 6m from the back of the original house canopy that doesn't exist? Or will i just be wasting my time? My...

'Original House' term. Is a canopy included?

So a Canopy which is no longer there means it wouldn't count as an 'original house' in your opinion? Just trying to figure out if i can extend my house full 6m from the rear of the canopy (which is no longer there) or from the rear of the actual house.

'Original House' term. Is a canopy included?

Hey, Sorry, what is an LDC? What can they provide? I have updated my sketch so that it is clear to anyone reading :) Top sketch shows the house and a canopy between 1900s - 1950s, before it got demolished and replaced with a proper extension. Since the 1970s, this is how it looks like on...
