Yeah the steel beam is probably overkill it's 254x102x22 beam so will be fine. BC is happy with it going on the steal or the timber Timers 2x8s and the the room is 3.05m by 3.9m so it's not a massive span

Yeah if its sitting on the brick work then thats taking most of the weight - the bolts into wall would just be extra security Well the building control would never ask for more less than 400mm so going with that is a safest bet - however 800 centre is enough i would say Anchor resin is good...
