Thanks for that I'll take a look. The rest of the render appears in good order besides one crack by the bay window and is not blown anywhere I've checked. I was thinking because there's been no drip stop that's why the lowest sections only have deteriorated.

Purchasing a property, 3 bed semi which is mostly rendered. I'm concerned about the bottom finish to the rendering as there is no drip stop and appears to have been "repaired" by smoothing to the brick. All the mortar has failed in the brickwork below the render. My proposal is to cut up a 2...
