    I also deal with these snags by doing a complete windows reinstall. Forces you to do backups which is good practice anyway, and you get a fresh start with your computer! Good luck.

    You guys are brilliant, thank you for the advice. I'm going to use plasterboard to cover the opening, so a wooden frame inside the gap will serve two purposes-fixing for the board and stop the loose bricks dislodging. Yes I'll definitely install a vent. Is it true that these are now law?

    I am currently getting plans drawn for a two storey extension, Cotswold Surveyors (Cheltenham) have said it'll be £1000, iincluding planning application. If planning declines, it'll be £250 for each further application.
