    60s stair case

The issue is the space is so narrow about 25mm. This means a) it would be akward to get a drill in at an angle to secure a piece of timber directly under the unsupported nosing and b) I feel it would require something thicker than 25mm.

    60s stair case

Thanks mate, I have noticed the plaster around the strings cracking top to bottom which ive tried to emphasis in the last photo. This could be due to general bashing, walls chases and new flooring in each room causing movement. The previous owner has taken the easy route of badly filling with...

    60s stair case

Ive noticed the top stair tread in my 60s house is only supported by what seems two small wood block at either end. The top tread also does not land on any joist and would explain the creaking. Im due to lay a new upstairs floor and wondering is it ok to replace the top tread so that it...

Party wall agreement or lack of some time on

One of many reason I could not live in anything other than detached.... Can't you do it the old fashioned way, invite them for a cuppa and show them? I suspect It'll be due to chases for wires/pipes too deep into the wall. If on thier side you see sockets or radiators approximately where your...

    RSJ Steel Beam over window

Wow many thanks for your efforts on the analysis, I remember doing similar truss calculations at uni. In my case the wall built on the beams do also support the extension roof and concrete tiles but not the floor. The photo of the beam in the garage shows that the wall doesn't have any pad...

    RSJ Steel Beam over window

Just re-read your comment and I think I understand your angle now. The column or support would not be at the garage end but rather where I believe most of the load is, which is at the shared wall between the garage/hallway, this is the point at which there will be an overhang/cantilever. I was...

    RSJ Steel Beam over window

Just checked the councils planning portal and the application was in fact granted in 1985, "ERECTION OF A TWO STOREY EXTENSION TO SIDE OF DWELLINGHOUSE." Unfortunately there are no documents or attachments showing plans. I suspect your right about the fitter. It appears no consideration was...

    RSJ Steel Beam over window

So I've done a bit more digging, chased up to the face of the brick and found what I believe is the lintel. Its a 2mm thick, the pointing around was terrible and I think thats as far as i'm comfortable investigating before a pro steps in. Would this suggest its a catnic lintel and not suitable...

    RSJ Steel Beam over window

Its so you can feel like your at the zoo watching apes roam around. Jokes aside, Its unusual but it does make a long narrow entrance somewhat more interesting. As i've just found, structural surveys at the point of purchase will rarely pick up things like this and you can't expect to strip down...

    RSJ Steel Beam over window

Yes, the beam sits on 3 walls. External garage wall, internal garage wall/hallway wall (single skin with vertical cracks) and ends at the double skin wall over the window. Thanks for the perspective on cantilever. The original extension ofcourse didn't have this issue but now that its been...

    RSJ Steel Beam over window

The house was extended above the garage in the 80s. The two beams running size by side (one for each leaf) stop above the window and do not extend any further. I know this from having previously had the floorboards up in the adjacent upstairs room. This used to be an external wall, and so is...

    RSJ Steel Beam over window

Had to strip down cieling and noticed that the RSJ crossing over from the garage wall into the house rests over an internal window! Above the window all I could see is bricks, I'm guessing there is a lintel of some sort but even so would this be sufficent to support the weight of the floor...
