I'm back with an update! I used a screwdriver to turn the two isolator valves as Terry suggested to about 60 degrees, and the water pressure was quite a lot less (but still perfectly acceptable for a bathroom sink). There's still a bit of noise when I turn on the tap but it's a huge amount...
Hi SFK, ah yes - thanks for pointing that out. My fault for misreading Terry's post! I do get a real gush of water at the moment when it's on full pelt, so reducing the flow to try and stop the noise shouldn't be a problem. I'll look tonight and let you know how I get on.

Hi Woody, really - even for just the most basic version? That is an awful lot of money! The floorplan doesn't really show it accurately but I think there is room for the staircase to twist round again in the landing and go up to the loft, without knocking into the bedroom. So that's something.
