    Thanks. Is this something that I should get looked at in your opinion. As I said, it is quite a rare occurrence. But if it is a potential safety issue, I will definitely get an electrician to come and have a look.

    Every so often, when I switch off the bathroom light (which also switches off the extractor fan) the 5x dimmer spotlights in the living room dim (quite significantly) for a split second before brightening again. Seems to be the only combination of things to cause this - no other lights affected...

    Thanks all for your suggestions. Ken, that is interesting that the moss roots are extensive enough to do this. I'll look at getting the moss cleared and a proper flashing installed. Obviously, it is a bit of a concern that the timber frame of the bay roof could be rotting.

    Thanks mate. I would have thought one hour as well. I would have thought whatever Supalux product I get, the performance surpass the old product but will get minimum 1 hour to be on the safe side.

    Asbestos insulation board. The piece of it in the cupboard backs onto a service riser I believe, hence why it is there in the first instance.
