    conservatory and planning permission

Hi Thought I would update this - some of you may be interested in the outcome. We submitted for a certificate of lawful development and have been granted it. The council planning officer also came out to take photographs so they are well aware it is on an existing extension - he was...

    conservatory and planning permission

Hi Sorry not been around for a short while and it is lovely to see an abundance of thoughts! I realised an old friend of mine was a senior planner for a neighbouring council and asked her opinion and she advised that these things are a grey area and subject to professional interpretation so she...

    conservatory and planning permission

Hi yes I see the point about adding extension to extension ad infinitum under PD but this wouldn't be possible since say we actually decided not on a conservatory but on a full bricked buidling with the roof height lower and everything complying with PD. We could then not add any further...

    conservatory and planning permission

Sorry yes I hadn't seen this. How could they consider the whole thing as one though. We have pp for the original extension with the height and this would be a conservatory, which is a separate structure adjoined to the house and separated by external doors to meet building regs. But I also...

    conservatory and planning permission

no I think you are right and I don't think we should consider a less suitable arrangement like you say. It would be better to get planning permission. I think we have to go down the route of trying for the cert of lawfulness and if not submitting a planning app since it is not a clear cut...

    conservatory and planning permission

one thought that occurs to me is how it would be if we took it off the far room on the other side of the house part of the original house. it would def be PD then and would only impact the house in the same way except would be near the boundary of a different neighbour. it wouldnt work for the...

Yes I can see that now and I will therefore retract by harsh statement about them!

    conservatory and planning permission

Yep, I can see it is grey. The planning dept were useless at my town hall. Anyone got an idea where else I could try for further advice on that? It looks like we will have to try doing a certificate of lawfulness and then if it isn't accepted submit planning. I just don't trust the planning...

    conservatory and planning permission

Page 17 is what we are effectively doing. Except the original side extension doesnt go to the front of the property so cut a bit off the front and it stops a the rear of the property. THe conservatory would then be on the back extending from the back rear wall of the original extension which...

Yes that it right! we don't have a rear extension just a side. You couldnt fill in the corner of that example as you would fall foul of the half house width rule when you added all the extensions together.

    conservatory and planning permission

Yes that's what we mean. It won't be more than 4m back from the original property as the extension sits flush with the rear of the original property ( I can't do comprehension tests either!)

    conservatory and planning permission

Yes I looked at the tech guidance and there isn't an example to support our case either way! We aren't filling in a corner, just adding a conservatory on the back of a side extension. Pd can include an extension on the side that projects back passed the rear of the property if it meets all its...

    conservatory and planning permission

Thanks however as it connects onto the back of the extension, not the side) it is the same width as the original extension and is less than half the width of the house (about a 3rd). The original extension only needed planning permission on the grounds the ridge tiles were at 4m 30cm so we were...

    conservatory and planning permission

hi Just been in touch with local planning department and they were useless on giving me adivice. We are a detatched house and in 2006 we had a side extension built which only needed a planning application on one criteria, ie that the pitch of the house was 4m 30cm so we went over the 4m...
