EPC calculation algorithm. Anyone know what it is ?

I googled and the govt are apparently putting things back to 2028 for landlords with a real palm plant on forehead in regards how it’s being spun - as if with a few more years all these old properties will somehow be up to snuff. I don’t think they get it - it’s not a time barrier it’s a...

EPC calculation algorithm. Anyone know what it is ?

Well I nearly went on a one day course on Friday that was advertised for landlords to understand EPCs given by a private training Company via Eventbrite. They were very good at answering my questions about it - but in the end I didn’t do the course as i was told it was being given by a chap who...

EPC calculation algorithm. Anyone know what it is ?

Thank you Jed’s - that is truly helpful. I’ve found a day course to explain how EPCs are calculated aimed at landlords for about £100 this Friday - I’m thinking I will do that. - but your comment alone is worth lots as that gives me a way into the is conceptual maze. It sounds as though if the...

EPC calculation algorithm. Anyone know what it is ?

Yes your story is similar to mine. Sadly the Epc does not indicate energy usage. Instead it incentivises sometimes bizarre alterations to a building - unless as you say you have the simplistic of structures a simple cube - a cartoon house. Up till now I’ve viewed this with amused detachment as...

EPC calculation algorithm. Anyone know what it is ?

This is a small property - a 1 bed flat. The units in the double glazing in the lounge have gone (condensation inside) and so I’m replacing them with triple glazed units too. So - all the windows will be at the “max” EpC wise. I need to get a “c” for this to be lettable in some years time. At...

EPC calculation algorithm. Anyone know what it is ?

I am a landlord. I am very hands on with a Good working knowledge of engineering as well as trade skills (I am a qualified electrician and plasterer amongst other things), with a good science background and a couple of patents. But EPCs seem to be beyond me. Lol I understand.how to calculate...

Lead window tray and bottom fixing detail for Upvc window into timber frame…

Well - nearly at the end now. I’ve sealed the Upvc window frame to the tyvek returning behind it, to the head and sides, with a 4cm plastic capping I’m expecting to glue as a decorative finish to the sides, which will cover that glue / sealant line (and willl be the main / first defence against...

Thank you and how interesting ! Yes - it’s too easy to think one has to buy everything when actually one can make things that are useful !

    Enormous Hawks-20 x 16 inch anyone know of a supplier ?

To be honest I hadn’t thought of doing that which is pretty silly of me given before metal hawks this was a traditional thing to do. I do fancy a proper metal one however so I can ensure there’s no way I get bits in the plaster, lightness and durability …

    Enormous Hawks-20 x 16 inch anyone know of a supplier ?

I plaster competently. I prefer using large floats (where I can) my favourites are 16, 18 and 20 inch marshalltowns. But I can't find a large hawk to lay on with a 16 or 18 inch easily. My current (nice!) hawk is a 14 inch magnesium marshalltown, but it feels very small and restrictive (I...

Lead window tray and bottom fixing detail for Upvc window into timber frame…

I should also say I looked up alpha for lead and reckoned that over this span the lead could change length by 1-2mm (I forget the exact figure sorry!) due to a temp change of 20 centigrade, so it’s clear this does need to be accommodated. I presume the theory is that the lead sealant is squidgy...

Lead window tray and bottom fixing detail for Upvc window into timber frame…

Ok … well here’s the conclusion from the tradesmen involved … the purpose for he lead is to act as flashing to the external cladding - so the upturn inside seen on commercially available trays would be for a different situation to mine, so for mine we may well fabricate the tray without it...

Lead window tray and bottom fixing detail for Upvc window into timber frame…

Interesting. There is simply one 4x2 beneath the window, so in terms of structure there’s no real inside / Outside distinction - or to put it another way - No cavity. In regards inside / Outside the lead - again no - That’s not possible as the detail being asked for, includes the lead having an...

Lead window tray and bottom fixing detail for Upvc window into timber frame…

I’m putting in some triple glazed Upvc windows - 2.4 metres wide into our new dormer room - Which is timber frame, sheathed in OSB, tyvek, battens and plastic cladding. My building surveyor says building control will expect a lead window tray , to create a flashing over the cladding under the...

    Making lead window trays

What do you guys do when it comes to fix the window - do you screw through the lead tray ? That feels a bad idea … wish me luck later this week I’m going to be welding my own up. I was practising on the dining room table this afternoon - managed half decent welds on butted horizontal sheets …
