I forgot to mention, it doesn't sound like it's coming from anywhere else but a pipe in the bedroom (where the hot water tank in the airing cupboard is) but I could be wrong about this.

That's the problem, it seems to be random so when a plumber does come over, it never happens!!

I have just replaced the cold tap on my sink (valve) but the new tap seems incredibly easy to turn. I replaced it because it was too hard to turn and cracked the plastic on the handle but now it's gone to other extreme and seems too loose to the point of it being unable to control the water...
