Hello Iv recently moved into a property and Im having trouble with my boiler. My radiators are working fine, the problem is with the water... When i run any hot taps the water runs hot (although not really hot) for about 10 seconds and then cools for about ten seconds making a warmish...

Thanks Agile... It doesnt matter which taps i use or how fast the water comes out of them, it still goes hot then cold so i dont think its a case of taking more water than the boiler can heat. Iv also tried without the rads on but still no joy. Does any of this new info still tie in...
