Hello

Iv recently moved into a property and Im having trouble with my boiler.

My radiators are working fine, the problem is with the water...

When i run any hot taps the water runs hot (although not really hot) for about 10 seconds and then cools for about ten seconds making a warmish bath or sink.

A plumber nosed at it briefly whilst doing another job for me and suggested replacing the hot water thermoster probe, which i have done with no success. He also suggested that if it didnt solve the problem then maybe the boiler isnt strong enough to power the system i have.

It doesnt matter which taps i use or how fast the water comes out of them, it still goes hot then cold so i dont think its a case of taking more water than the boiler can heat.

Iv also tried without the rads on but still no joy.

I don't want to replace my boiler because of the expense so was wondering if anybody had a possible solution???

Agile suggested... "It could be a sticking diverter valve or a blocked plate heat exchanger".
Could it be anything else? And which of these is the cheapest/easiest to replace/fix for starters???

Why should it be anything else?

The cheapest to fix is the actual cause of the problem!

sounds to me like the plate heat ex needs taking out and cleaning, if it was the diverter playing up it would throw the heat down the flow into the rads ,
