    Ok, so he didn't know this yesterday and did what he could from inside the house..... So on Monday do I suggest he goes in her garden first thing and try that first? IF that doesn't work, is jetting from inside the house a possible solution? Thanks so much for your help mate.

    Tony Thanks. The houses are only about ten years old. The homeowners are responsible until the drains reach the road, and I think it's just my house affected as next door report no problems at all.

    Plumber reckons I need new pump in my Worcester combi boiler. I asked if he's Corgi and he said no, but tells me that's ok if he just does the water, not the gas side of it. And the pump is water so he's all right... Is he telling me the truth? Thanks guys. :?
