I’ll give it a go. I’m completely baffled as 90% is above board and all new install that I’ve done. The rest is in places leaks would be obvious. I’ve not checked the other zones as they are sealed off so that takes that out of the equation.
I’ll take a look at everything step by step again and...
It dropped whilst these valves were closed off. I closed both the magnet ones which is the cold feed in. Then the valve on the pump. So it was isolated. I haven’t opened it back up as the gauge is on zero now anyway.
Very strange. The hot pipe goes straight up to my office, so water would be coming back into the boiler cupboard if leaking. Then across to one other rad, but again by now I’d have water through that small section, as it’d be near 10trs now at a guess.
No the only drain is in the cupboard. It...
I’ve filled it around 6 times now and pipework in the walls/ceilings would be very obvious. It’s a Maisonette too, so I don’t have pipes in the ground. Boiler is on the 1st floor.
absolutely certain. I can see the condensate pipe at the bottom of the boiler, it goes straight out the wall...
Just check and pressure back down to near 0, last filled it up around 5.30.
There is zero water anywhere, both overflows are dry as a bone too. At an absolute loss
I’m pretty sure we do as it’s not been used and ends up empty, I can double check this.
Only things I haven’t replaced is the expansion, but again this let me pressurise it to 1.5 and the bottle trap.
The boiler is just heating. It has 3 zones, but two have not been active the last few weeks...
Thanks.
Where would it be leaking from the boiler. I have no water anywhere, same with the system. It’s really not making sense. Would a bottle valve trap inside the boiler that’s failed (not leaking water) cause any issues like this?
