    24 degress is the temp of my lounge which is ground floor and well insulated in walls and loft so i dont think 24 is overly hot , but if you could get a draft going it would shift the warm air

    the regs do say that a circuit shall not be designed so that even a small overload is likely to be used for long periods well an oven is not on for long periods really so even without diversity it is fine

    if the houses in the road and yours are built at the same time and by the same people and there is nothing wrong with the others then that is probably a good sign. maybe the extension has just shifted a bit, i dont agree that all houses sold at auction are dodgy hope it all works out well for you

    Hi although i would always use a fire rated , acoustic rated down light, you do not legally have to do so in this situation. Also a ceiling is ]not a fire barrier it is actually a compartment , now i will get some agro for this but it is actually true !
