    Just to add some more information, when it's been raining, this is when it looks wet inside and from outside, you can see how damp the wall is getting in the porch in that area.     Measured the exposed rafters in the front end of the garage and they are 150mm, trying to measure the pir board through the downlight hole, this is coming in around 80mm.

    I'll have a look when i get home and see if i can get measurement of the rafters and the depth of the celotex boards. We definitely have the head height to add addition insulation from below. We do also have downlights fitted.

    The suggestion of the hard-standing is a really good one, and the cost of building the garage is by far the cheaper and easier option for me than moving. As you say this could really help in making the a good thing for both parties.

    Hi woody Thanks for the advice, i've included a picture that I had posted with a previous problem with the render. But from the picture, you can see how little the gap is between the sill and the bay.
