Cracks above outhouse window - assuming in need of lintel

Thank you. In the meantime I've been reading (dangerous I know) about putting two layers of helical bars - there is another course of bricks which you can't see on the outside. Is this any sort of solution?

Cracks above outhouse window - assuming in need of lintel

Struggling to take a decent pic but I've got a single skin outhouse (1970's build) with a concrete roof. I'd noticed a slight sag in the soldier brick course above the UPVC window a couple of years ago but no sign of cracking - I've now noted some cracking to the mortar and movement of the...

Broken sections of upstand on flat roof - how to mend?

I hope the following makes sense - I have an old felted flat roof that leaked for a while and I achieved a reasonable fix with some bitumen mastic and painting the whole thing with some blackjack roof repair (the 50L tin) it's leaking again and I suspect it's the following in a few places. There...

Leaking flat roof - some of underneath of concrete surface has crumbled off

We've got an old outhouse attached to the house. It's got a flat roof with a fairly old covering - when we arrived it was apparent there was a small leak for a while and I patched it up and it seemed fine. We rarely use the shed but I went in tonight and everything in it was covered in dust -...

Paid for HETAS certificate - HETAS haven't been notified... what to do

I've just arranged for a multi-fuel stove to be replaced at my mum's house. It's been a really awful experience, the company were great in terms of the stove installation but really felt like they took the p**s re: cancelling multiple times and constantly rising estimate and the company...

Pressurising boiler - need to switch cold tap on?

Thanks for your reply - I feel that I may have misrepresented the system by explaining badly. It was mainly the filling loop I was trying to get my head around i.e. why I needed to switch the cold tap on to fill up I'm not panicking because like I say it's worked incredibly well for 30+ years...

Pressurising boiler - need to switch cold tap on?

Thank you. Are you saying that the system sounds unsafe?. It's been working without explosion or loss of life for 30 odd years - it's just a real pain to get a plumber to so much as bleed a radiator!

Pressurising boiler - need to switch cold tap on?

Hot water and radiators. Does that clarify? So if the boiler is off but the fire is lit there's hot water and the radiators heat up. There's a pump which we switch on if there's a hot fire and that increase circulation of water to the radiators (how I understand it).

Pressurising boiler - need to switch cold tap on?

I was at my mum's recently. She has a stove with back boiler and an LPG boiler. The heating and hot water run off the LPG but also off the wood burner. This seems to cause no end of confusion when any plumbing work needs done and although she's just had the stove replaced it's not working very...

Combi only briefly heating water - passed between plumber and boiler engineer...

Sorry for delay! Don't think it was a mixer tap so must have been a quick hose down before it got hot. It's telling that this man won't let his wife put the heating on unless there's snow on the ground but the spaniel got a warm bath

Combi only briefly heating water - passed between plumber and boiler engineer...

Thank you everyone. We have solved it and... it was unexpected. Got another plumber out to replace a broken shower and fix a leaking bath and radiator. Actually didn't think he would look at the boiler but my mother in law explained the issue and he did some looking around the house. Turns out...

Combi only briefly heating water - passed between plumber and boiler engineer...

sorry for drip-feed but have been in touch with the previous plumber and asked if he could send me more info re: what checks he'd done - he e-mailed a report this morning: Assessment/Investigation of warm water only at all outlets on a combi system. Customer previously advised by boiler...

Combi only briefly heating water - passed between plumber and boiler engineer...

Thank you. Either the 5 or 3LPM test results in the same, the boiler initially kicks in and the water gets really hot, then after about 30 secs it stops heating the water.

Thank you all. Really appreciate your time. I'll try all these things and take it from there.

Combi only briefly heating water - passed between plumber and boiler engineer...

This seems to be the problem, the plumber spent a lot of time and said he couldn't identify any issues so we're not sure what to.do next. Another plumber - potentially someone willing to look at boiler + everything else?
