    Stud Wall

I need to build a stud wall in my house and can not decide which material would be best, Metal or Wooden? The highest point is approx 3.4m going down to 2.4m and 4.3m long with a doorway. It will not be load bearing and the one advantage of using metal work that I can see is it will be straight...

    11 degree pitch roof tiled.

Glad it's not leaking, when I had my roof first done it down poured and was checking it over for ages as was worried if it was done OK, they got more pitch on mine by putting flat roof under the window and taking it above eachside, sure there is a technical term for it

    11 degree pitch roof tiled.

Found these that can go down to 10 degree, https://www.marleyeternit.co.uk/Roofing/Clay-Tiles/Melodie-Clay-Single-Interlocking-Pantile.aspx But if the builder has guaranteed the roof and you have something in writing to that effect I guess you can wait and see what happens.

    11 degree pitch roof tiled.

Hard to find a roof tile that goes down to the pitch as it's a uncommon angle, could only find these that go down to 12.5 https://www.marleyeternit.co.uk/Roofing/Clay-Tiles/Melodie-Clay-Single-Interlocking-Pantile.aspx All I can see is a lot of problems in the future!

    Trees and footings

We are in clay and had a couple of trees about 2.3mtrs away and had to go 1.7m down and use clayboard on the inside wall of the trench, stupidly deep for a single storey build.

Removal of load bearing wall - done properly?

I imagine it could be rectified, just depends on how much you are willing to spend should you need too and only you can make the final decision, you may be able to get quotes on how much it might cost.

should i seal before painting exterior rendered house?

9 tins used, you must have one very big house, should be getting 16m² per litre so that's 80m² per tin and 720m² with 9 tins even if you half that that is still a large area  You can thin it one part water to ten parts paint and see if that improves the flow, I'm guessing it's been...
