many thanks jm2000. it will be worth checking what the garage is built on, and considering both steel and complete tear down/rebuild options when discussing with the engineer. thanks again. P.J.

    Extension project

HI and thanks again for the useful advice. The column foundations sound do-able for the layout I have. Of course I'll put everything out to the relevant pros for assessment and approval before I start hacking away with my jack hammer! Just a thought about digging out along existing...

    Extension project

Thanks for the reply noseall, much appreciated. So, is it OK to lay the strip foundation just under the inner leaf ? Is that because the inner leaf bears the floor loads and the outer leaf mainly just supports its own weight ? Do you have any idea roughly the size of the foundations we...

    Extension project

Hi All :D , I currently live in a 3 bed detached house with a detached garage adjacent. There's a gap of just a few feet between the house and garage. I'm looking into extending above the garage to add a 4th bedroom and also to join the garage to the house. Both house and garage are 25...

Bathroom:main lights on dimmer with low voltage inset lights

Hi, :D I've fitted a dimmable pull switch in my bathroom which works a treat but I'd also like to fit some low voltage LED lights also. I'd like them to be operated via the same pull switch as the main lights, so the main lights can be dimmed down to leave just the LEDs on. The dimmer is from...

    Suspended basin

Hi All, I've bought a bathroom basin from Homebase and chose the suspended pedestal option. It came with no fitting kit. Homebase tell me that there is no specific mounting bracket and that you just use standard fixings to fit the sink and pedestal to the wall. In their showroom display, the...

    Indesit WD12S washer dryer problem

Hi, My washer dryer is playing up. When I switch it on and select a cycle the led flashes three times quickly then stays on and the door locks. But then nothing happens, no wash and no dry. This is the same for all programs. The water supply is on and I've also replaced the main board...

    Gas isolation valve

Yes. Actually I've had the hob connected this morning and the guy said you don't have to have an isolation valve - is that right ? He's done the job and given me a CORGI ticket but I'd like to know other opinions. Thanks, P.J.

    New oven and hob

In case anyone was waiting for similar advice..... I had a sparkie round and he said the following: The supply was enough for the 4.11KW oven as there was 6mm^2 cable running to the oven isolator switch above the worktop. I need to change the 3 pin socket under the worktop to a Cooker Outlet...

    help with pop up waste?

Sounds like you're working from the outside and you need a look at the rods etc to see what's gone wrong. I would take the panel off and see what gone wrong, then fix it permanently before replacing the panel. If it's a loose thread or fitting, try some thread lock adhesive to stop it...

    Poor bathroom water pressure

Have a similar shower problem - would be grateful for a brief explanation of the unvented water tank, AMAC47. Many thanks, P.J.

    Gas isolation valve

Thanks blahblah, The drawers do lift out. If it's OK to site the valve behind a removable drawer then I'll put it there. The existing bayonet fitting is about 150mm below the hob, central across it's width, so I'll come out to the side behind the top drawer to the valve and back to the...

    Gas isolation valve

Hi All, Plumbing in a new gas hob but there's drawers in the cupboards either side so no great place to put the isolation valve. I think I'll put it low down behind a cut out section of the plinth under the oven (fitted below hob) unless anyone can offer a better suggestion ? Many thanks...

    New oven and hob

Hi All, I usually do my own electrics and planned to do the job described below and then get it inspected. I'm changing my old slot-in gas oven/hob unit for a built under electric double oven and separate gas hob. I've scoured the old posts with the search facility and found out some useful...

    Single stack waste pipe

Thanks for the info Gents. How about a rectangular section pipe with the same XSA (like the kind to vent an extractor in the ceiling space) ? That would vent as well as the round 4" pipe and I'd get my bath where I want it. :? Or am I flogging a dead horse ?
