Builder abandoned site - hire new builders or separate electrician, plumber & labour?

Hi all, I'll try to be as concise as possible... Our builder walked off site on 1st July after we had paid him >80% of the project costs (roughly £40k). Admittedly we'd approached our property refurbishment very naively and paid him a lot of the money upfront which is a huge regret in...

Listed Building Consent refused - appeal or give up?

If we appeal, I think we'll use someone more in the know...who will no doubt charge us for being in the know  The decision was apparently made because the case officer had seen many other properties with a similar layout and hence inferred that they were "original...

Listed Building Consent refused - appeal or give up?

No, I hadn't even realised I was supposed to speak to a conservation officer. Our draftsman didn't mention it and neither did the case officer who came to assess the property. From what the case officer said when he referred to "original features", it sounded like he was referring to the...

Listed Building Consent refused - appeal or give up?

So totally new to this forum and this is the first time I'm ever attempting to doing any refurbishments at all! Apologies for the long explanation... Bought a Grade II listed property earlier this year with my partner and we planned to do some internal renovations, namely...
