    Thank you. It is a muti. I did see that post and didn't think it applied as the transformer is far too big to be pulled through the tiny lampholder hole. And is is screwed to a ceiling joist as well.

    Hello, I turned on our bathroom lights yesterday evening and only one of the 6 12V 50W bulbs came on. I've changed one bulb and confirmed that it's not a faulty bulb. I hope its not the transformer as it means lifting carpets and flooring to find it! Any ideas anyone please? :?: :idea:

    Bob, thanks. Rob, taps replaced already. Not sure how immersion thermostat would cause the problem, wouldn't the overheated water just vent out the vent pipe? This hot water is coming up the cold feed.

    Mandate, thanks for the advice. I have spoken to a friend who is in the construction business. He said that the type of house had a parapet gutter with a 2 or 3 inch cast iron pipe going through the brickwork to the drains below. I will investigate this.

    The guttering is part of the roof, it's concrete. There is no cavity in the walls so I assume there must be a pipe of sorts within the wall but I do not know the course it takes or where it goes.
