    Sorry about the delayed answer - it works to a point. The room is definitely more ventilated in the winter. However I can't say that it has solved my summer-time problem.

    Removing the tile doesn't help as there is always roof felt underneath. I think I am going to remove sections of plaster board the length of wall.

    @Swwils How did you drill out the hole? I was in HSS this morning, and the guy told me that the biggest they do is 152mm / 6 inches? Anything above that, they don't do and can't be done with an SDS drill, needs a special rig - or so he said? Thanks
