    I will replace the stop valve and see if it makes a difference! I have a tap near the garage door so would I be alright just connecting the new pipe from the mains the pipe that feeds the the garage tap?

It looks like I could call Yorkshire Water to investigate if there is a leak but I'm a bit hesitant because they can issue orders to get remedial work done skin 14 days if there is a substantial leak.     Thanks to everyone that provided advice. It was the positive pressure of fumes percolating into the pan water and diffusing into the bathroom. Just got rid of AAAV and vented through roof. No more smells. Funnily enough it had been previously vented (some pipe through in loft just above AAAV)...

    Not tried that cause overflow is connected to pan. Why would sealing a small outlet make a difference when you leave the big outlet (i.e. pan) open and unsealed :?

    No bubbles but the level drops by a few milimeters in ensuite loo before the AAV kicks in and level returns back to normal. At no point does the level go low enough to affect the trap though

    I can't see any manufacturer name on the toilet whatsoever. The only identifying mark is "A89". I suspect its not a common loo as the fill and flush valves are made by a Chinese company (R&T plumbing) but maybe that has nothing to do with it.     Ill try it without the lid but lid has not been sealed for a few weeks now and it has not made a difference. After that I might just vent into main bathroom and see how that goes. Thanks for the input
