    i agree about the oil based gloss being best but was gonna go for eggshell… Possibly the Farrow & Ball new water based one…. Too many options!

    Crumbly Walls

    Just a thought… From the pictures I notice hairs in the old plaster. This would suggest lime plaster, possibly sitting on lath, so you may not find any brick. you could patch the hole with filler (not ideal for lime but ok for small patch) and secure the 'gate' to the woodwork.

    Wall staines

    Girlfriends teenagers did the same while we were abroad. Food stains everywhere. Got rid of the lot with sugar soap. Painted over with emulsion. No stains anymore.

    Oil over acrylic?

    Is it ok to paint oil undercoat over acrylic primer? …and is it ok to put water based eggshell over the oil? ….or can I just stick to acrylic/water based all the way? Its on window sills, bannister, doors and skirts. All primed with acrylic so far.

    New house full of orange pine. Not good. I am painting the whole lot and have sanded the varnish layer off and painted on an acrylic primer.
