Hmm, good point on the hot/cold side of the roof. It is the cold side of my roof that is mainly effected. I guess it could still be condensation but there was pretty no sun to warm up anything on the warm side while it was raining so now working on the assumption that it must be penetrating...

Thanks for the response. I had a bit of a prod around and the ducting ends just below the surface so the pipe is exposed where i'll be putting the cement. Yep, its a suspended floor. I have the same thought that the topsoil is an easier path for the damp.

Thanks, I'll look at that first. What causes the boiler to cut out when theres a plate exchanger problem? Is it something to do with the temperature differential between the two temp sensors?
