Oh I'm not the landlord though I just own the freehold and they have a 99 yr lease. I may get down the council office during the week as have some time off work. Just fearful every little job will need hefty payments to the council when all I need to do is make the flat safe, warm, hygienic...
Hello, I have just done some further checks to investigate this further as you had got me thinking... So out in the garden which belongs to the upstairs flat there is another man hole cover. I flushed our toilet and could see that the water was flowing from my man hole chamber (in the utility...

You must know boilers well if you recognised it from its fixtures and fittings - so what is involved to get this dripping valve fixed? Is it straighforward for a plumber? Could I purchase the part and fit it?
Cheers
Hey Tony, I think as its late 18th century it has just the one drainage system for surface water and soil waste, or at least to my knowledge. But I shall investigate further as the guttering at the front of the house all runs into a gulley but I should think it ends up in the same place...
Much appreciated again Hugh. So it sounds like it makes sense in the area of the soil stack to cut the iron pipe and join on modern pvc type with rubber/julbee clip connector. That way I won't need to involve the flat upstairs other than ask them not to have a c*** for a few hours!
Under...
Yes very true would do this normally but in my case I have a railway track running behind the house and where I stood to take the pictures is Network rail's property. So I can get any underground drains relocated to anywhere out of the boundary.
I think I will have to replace the...
Although wouldn't that rely on good adhesion of the first coat and if it may have not penetrated deeply into the wood both lays may scratch off together. Worth noting is that spirit based varnishes (non acrylic/water based) are good as they don't raise the grain and achieve a smoother finish .
Hi all, hope I'm not exceeding my requests for knowledge from you good people but I have spent hours and hours reading and still trying to come up with a clear plan for my project before work starts. I don't want to be the fool who rushes in!
So here are some pictures and further down the...
I know a bit about the dredded Ideal Isar HE35 boilers from reading the other theads on here! I managed to have a quick look inside it today and cleaned the Ignition electrode and fixed it so it works until I get the boiler insurance sorted. As they charge an excess if you join then call out...
Here is a photo of a valve and presure guage belonging to my boiler and it is leaking water and getting worse.
How would one describe the faulty item to a plumber? Is it easy to replace and how could I source one? Sorry if basic q's go easy on me this is not a strong subject...
Not sure but interested to know what the outcome is. Do any freeholder / leaseholder issues come into this? Who is responsible for ground level drainage at the flat in question I wander? Good luck sure someone on here has the answers!
Cool thanks, so I can builded above an inspection gulley chamber at least. I see Selco building supplies do a galvanised, double seal, recessed tray (600mm x 457mm) for 40 quid odd. Do you think this would be suitable? I think the important thing here is that it is an 'indoor' one.
Thanks...
Hi, I plan to convert my tiny utility and make it so will be the access into the adjoining bathroom. It's not simple to explain but the utility was not part of the original building. Under the timber floor boards is a man hole cover which leads to a gulley for soil waste. I want re-do the...
