I'm not sure what to do about my woodworm and loft boarding and need advice

My new house has fairly extensive woodworm underneath and within the loft there’s woodworm in various areas spread around but it doesn’t look too bad in the loft. I’m getting a local guy round soon to spray my timbers with woodworm treatment including in the loft. My options are to leave the...

    Dry rot or not?

Well the fact that he keeps coming back with Leadmate indicates he isn't interested in doing a permanent fix. Someone told me that new lead flashing is an expensive material, I guess he's trying to avoid giving me new flashing if he can avoid it. :(

    Is this condensation?

Cheers, I've taken a look now although from reading it I still can't tell if the water droplets which appear to be on top of my white breathable felt is condensation or not. Is that type of felt absorbent? i.e. so the condensation could be forming within my loft but appearance-wise you could be...

    Dry rot or not?

My house got completely hammered by wind and rain yesterday but surprisingly my roof didn't leak! Surely I can't expect my last roofer to return and make alterations to the flashing if my roof isn't currently leaking??? :?:  Is the suspected wet rot his responsibility to get...

    Is this condensation?

Hi Ken, where's the "posted" information? I can't see where you mean. The only ventilation that's in my loft is from a missing brick in an outer wall where the TV cable comes through, there's a little bit of a draft up in my loft. I had new thick loft insulation put in in 2012 just after having...

    Is this condensation?

I've had the latest roof for 4 years and when I'm in my loft looking upwards, I can see water droplets and small water runs which appear to be on top/outside of the breathable roofing felt rather than on the loft side. Is that normal? There's no ventilation up there and in winter I've...

    Is this normal?

Why have I got watermarks underneath each of the joins in my tiles? Other roofs don't seem to have them. :cautious:

    Dry rot or not?

Here's some old pics of the area. 21-12-12. 22-12-12. & here's a pic a builder took this summer, 12-07-16. My latest roof is supposed to be under guarantee for 10 years, most Christmasses it leaks, I phone the guy and he comes back and squirts some leadmate around the chimney...

    Dry rot or not?

This weird dark brown stuff has just appeared on one of my rafters near the top of my roof by my chimney breast. I've had unfortunate luck with roofers and since 2012 it's leaked here, in fact I think it's been leaking (on occaision) in this place since before I bought the house 9 years ago. It...

    Rain getting in...

@ JohnD - Thanks for the video link. I'm guessing my last roofer had to have done something wrongly around the chimneys for it to keep leaking, wish I could take a look myself and try to figure out what's wrong. @ Woody - But if each time my roof leaks and I call the last roofer back and he...

    Rain getting in...

Like a fibre glass sheet thing between each house under the tiles? I didn't see my roofer put them in but he assured me he did. & neither neighbour gets water problems inside their houses. BTW, regarding the water coming through my walls, I'd like to point out it only happens with severe winds...

    Rain getting in...

What's undercloak? Are you sure my pointing is inferior? A builder that I had round once said it's quality pointing, the best kind you can get. Here's a slightly better pic of it (this is where I had the flue removed from). Regarding the roof leaks: - It's leaked underneath the chimneys...

    Rain getting in...

Sorry for the slow reply, I hadn't noticed the responses.  My dad's bought some waterproofing spray now and a man should be applying it in the next week or two. I'm hoping that helps otherwise I'll have to get cavity trays next year. I've found a builder who'll replace the ground...

    Rain getting in...

The plaster and wallpaper in my living room keeps getting soaked in severe storms and water literally pours in above the window through the wallpaper (coming through the stone) and also pours in through the wood door frame around my front door and there is visibly damp on the wall between my...

Opinions please on if this re-felting is acceptable

Don’t say that, I’d convinced myself that the beads of water on my new breathable felt is condensation. I’m pretty curious as to what’s going on in my loft at the mo actually, I’m picturing icicles hanging down from the beams. I daredn’t put my head up through the loft hatch though cos I’ll...
