    Further to the above i have spoken to a planning officer, and he has confirmed that we do NOT need planning permission for this, we would need it if were to split them up again. However we do need building regs sign off.

    Hi Thank you well thats just it, we could never sell that, the home does not have direct access to the back garden so it would always be reliant on the main house, furthermore all the utilities would run from the main house
