Yes, but they're good at telling you how much of a balls up you're going to do with all the changes that go over budget.

Surveyors do other things to surveying. Drawing, specifying, project managing, inspecting, valuing and agreeing payments come to mind in the context of the OP.
I know some good surveyors, they sub out all of their drawing, specifying and permissions out.

To me! :mrgreen:

Poor old OP, at least he/she can warm his hands on the flaming going on:). From the sound of it, the place has been lived in by the same persons for many years and now needs serious refurbishment to become a modern comfortable home.

Questions to ask yourself;
Do you have any emotional attachment to the place (childhood home, favourite grannie's home, that sort of thing)- if yes then you're almost certainly going to keep the place no matter what it costs so full structural survey and take it from there

Are you planning on living in the place or tarting it up and flogging it on- if the latter then get some builders in to price for your full refurb and get some estate agents in to do the TV job- it'll sell as is for £x, fully refurbed it'll sell for £y, if the gap is worth having then off you go.

If you're contemplating doing it yourself them be aware it'll consume at least 2 years of your life and possibly more- if you have a partner prepared to get their hands dirty it'll help, if you have a child labour force it'll help even more.

Lol. The question was answered in post #2. The rest is just bantz. Except for dipstick's posts which are pantz.

"Are you planning on living in the place or tarting it up and flogging it on" - no & yes - should have mentioned that - would definitely need the kitchen extension as it can presently barely hold 2 people.

however i also forgot to mention that within the block of 10 houses 6 have been converted to flats so now in retrospect i'm not sure if that indicates that selling it on for that purpose might be the best option?

Who is David peters and why do they have a massive chip on their shoulder after only 12 posts?
