    Most Boilers come with a factory fitted link so the heating can be used without a control (eg a thermostat), sometimes these aren’t removed by installers, so the boiler constantly tried to fire when not being requested for by a control.

    Definitely a few things to check. Check the gas emergency control valve is open fully, what about where the pump discharges to? If the pump isn’t working correctly it could be a buildup somewhere including inside the boiler. There’s other faults but I’m not at liberty to divulge as it’s gas...

    I’m guessing with the copper it’s wet underfloor heating (ufh)? If so, surely new electrics could be run to it?

    Unless it’s changed again, water company is responsible for shared drains and certainly their public/road ones.

    No there shouldn’t. Looks like the leak is on the tail entering the towel rail.

    Perhaps the thermostat is working then and it’s at temperature or the hysteresis has kicked in causing large temperature swings. Maybe replace the thermostat initially?

    Sorry, but I can’t seem to locate the part. When looking in the manual it states spares on page 23, yet they’re not there!

    Is it coming from the nut above and maybe just wants tightening? It could be from inside the boiler. Or perhaps the filling loop part has failed it the return valve

    Yep, as above, it's in standby waiting for a demand. As the thermostat isn't working, it's reliant on the boilers flow temperature.

    I'm not au fait with a lot of controls, but could it be the threshold setting at 20? Also, what’s the boiler flow temp set to?
