agreed its a bit of an odd set up imo. when the funds allow will perhaps do a long lasting job

otherside of the wall is the wifes dressing room and an exercise bike adjacent to that wall. reckon i'll dry up the wet patch, apply the sealant and see how it goes for a week or two. thanks for tip on sealant.

Just going back to the sealant attempt - which i will try first-.... ive ordered: -Unibond waterproof silicone sealant AND Super - thanks will give that a go.

Yes the plumber took the panel off and decreed that was the issue. There is zero tap movement. He showed me the water running along the pipes when he sprayed the water on to the tap base. I then did a temporary fix - as per the photos - and sprayed it again and could not see the water on the pipes.

Have just checked and it is very firmly in place and not loose. So on this basis it makes me think tightening the tap wont even work and it is just an oversight when the tap was fixed that it wasnt sealed correctly. Think silicone around the base is the next step and fingers crossed thats all...

This cistern fills. It now seems to be working... Last night it DID work again after a while... so it appeared that you needed to wait a bit if time before you could flush it again,, but this morning you can flush it straight after.

Thanks - so does that sound like it could be the issue? and when you say the water level can be adjusted do you mean by adding more water to the cistern (or is there another way to do this)?
