    We dug trial holes on each elevation ,they are 750mm deep and 200 to 350mm from the face of the exterior wall. BC said they would normally be looking at 800 in these conditions for a new build extension, but we’re satisfied with what was there.

    Yes My thoughts were that BC approval is approval, job done, but the builder who is quoting for the job raised the issue. I can see his point. He didn’t put the foundations in the ground so he can’t be responsible for any issues. Same goes for getting an SE report I suppose. They won’t be able...

    Seems sensible. So we would need an inspection by bc before a decision is made to reuse or replace for the new extension? These foundations seem a lot more robust than the joking footings on the conservatory in our previous place.

    Gaps between skirting boards and engineered wood flooring

    If your skirting is white and it isn’t a big gap, I would just caulk the whole perimeter. Will stop drafts and unlikely to be noticeable.

    Reduce height of ceiling to improve heating

    Upgrade the radiators, stop droughts & be less stingy with the heating. I’ve done that in my last 2 Victorian houses successfully. Much cheaper and less destructive than installing new ceilings.
