    Thanks! Not sure on the plaster. This was bult about 2018. We moved in in 2020. We have the in-built fan that clicks in when you turn on the light. There is high humidity in there we think. The tapes have 'blown' and we are getting someone to fix that.

    otherside of the wall is the wifes dressing room and an exercise bike adjacent to that wall. reckon i'll dry up the wet patch, apply the sealant and see how it goes for a week or two. thanks for tip on sealant.
