Oh I'm here to wind you up and troll the OP.

    Tyre valve stem leak

Why are you bothering to post then? If not to troll?

    Tyre valve stem leak

It was obvious to me, I don't recall getting a tyre changed in the last 37 years and not getting a new valve.

    Tyre valve stem leak

On the face of it, given the reasonable advice already offered, it seems hard to see how the thread could become derailed and continue for several pages. However ....

    Existing foundations

No I wouldn't expect the foundations to be inspected, unless say the house was very old and/or the foundations were questionable. The end of a beam sitting on a wall spreads the weight over several metres of its foundation.

    What Andy said.

    Any bike people on here?

Just make absolutely sure you buy a compatible shifter as if its not the shifter won't sync with the derailleur.

    Any bike people on here?

If you buy a secondhand bike you have to expect some DIY repairs/maintenance. My experience of secondhand bikes (unless they're genuinely unused or 1 year old etc) is that they always need some maintenance/new parts to get them in good working order, despite what the sellers might say. Ebay is...

    Pergola wooden post

Wood hardener is rubbish IMO, it kinda works OK if you have an old door or something to salvage but don't expect much longevity otherwise its rubbish. Support the existing joists with whatever you have available and replace the columns with like for like, or fill in the holes after you've...

    Spans for ceiling

It won't fail, it might sag a little but it won't fail. Laminated beams? Can't see them being cost effective for small spans.

    Spans for ceiling

I'd go with the span tables minus a bit which would be about 5x2 for the 3.2m and 7x2 for the bigger one (400 centres). Noggins 4x2 at 1/3rds.

    EPC rating

If you look on the EPC Register you can find assessors close to you, avoiding the likes of Mybuilder.

    EPC rating

True, they do and always will serve a purpose legally but that's different to people paying much attention to them.
