    When you say 'no goer' do you mean that the red brick should not be there i.e. the builder should have cornered or 'cut-in' the extension wall and made the cavity continuous? As in this photo.

    I know guys, and I really appreciate your opinions. My builder says if it's a pipe leak then the 10 year warranty wont cover it, it will only cover structural defects, not plumbing.

    Yes, it is attached to the rear elevation surrounding the patio doors. It was the builder who removed the patio doors. We signed the deeds once the house was fully completed i.e. with sunroom on and fully plastered.

    How could we have conformed to building control regulations when the builder built the extension before we even signed the deeds? Surely it is the responsibility of the builder? Anyway as you say this is a different matter, I just need to get this damp sorted.

    Yes, that external drainpipe is flowing into a drain. There's no drainage on the other side because the guttering on the sunroom runs around to the other side, where there is a drainpipe and drain.

    There are no pipes running up that wall. However, there are some running under the floor from the main building out to the sunroom. Any more info on this? When you say 'you', you mean 'your builder', right?

    We have even noticed the walls darkened way up in the stair well (we have open plan living room) where there would be no candles. Would candle soot still affect this area?

    Sorry, just one more thing. The only thermostat in the system is in the burnder which is located in the back yard. This can be turned to 60, 75 or 90. What exactly does this do? If it's set to 75 will it stop burning when the water hits 75 degrees C? What should I set this to?

    So does this expanssion vessel have anything to do with why the downstairs radiators aren't heating up? Maybe the pressure gauge is wrong on the expanssion vessel??
