Good point, but if there's electrics underneath I'd consider waterproofing if that were a feasible option. Have had a bathroom leak, that shorted out the lights in the kitchen below. Had a boiler leak in our other property also. Rarely happens of course.

Have to respectfully disagree, a plasterer is not qualified to comment on asbestos. And artex should not be dumped in a skip next to a public street. It needs to be carefully wrapped and disposed of by an asbestos removal company.

You've also got to consider what's behind it, if your works are going that for. I'd get an inspection done before work commences.
