    Breaking up reinforced concrete

I must admit i have broken out a bit of concrete in my time. 1st off forget hiring a 1.5 ton machine, this may well dig it out, but it certainly wont break it, especially as you say its re-inforced. Look up your nearest tool hire shop and hire an Hydraulic breaker pack. the guy delivering it is...

    Sewer question

I would say that sound absolutely reasonable, bear in mind that the manhole may now not be under your own ownership as not many years ago the water authorities took responsibility for these, ( oh and made us all pay a charge for doing so).

    What colour plasterboard?

Youre right, Building control will only be concerned with the fire integrity of what you encase the beam, 12.5 mm pink (fireline board) x 1 sheet offers 30 mins fire integrity. If you are keen on moisture resisting board to overlay again so that it suits the environment of your bathroom you may...

FIRE DOOR & INTUMESCENT STRIP ???

if you buy a fire door liner with a intumesent groove , the groove ends up middle of the hinges, so you have this hit and miss, building/ fire officers never seem to comment on it. I suppose you could glue strip across the hinge to give continuity if you feel that would help you sleep at night.

you say there is a proximity of a socket. I assume you may want your fan higher than said socket, just beware that cables will probably drop to socket from above.

Weatherproofing/boxing in RSJ from the outside

regarding the laying of bricks in the Web of the Steel. yes you would have to cut slipe to the required thickness, a tricky job to do , but the right tradesman would make a good job of it.

House Survey - The roof is not adequately wind braced and strapped ?

I would tend not to worry to much. the reason I mentioned structural engineer is that in this world of proffesional indemnity, a tradesman cannot make a judgement on these matters. Seeings that you have been offered the mortgage, its obviously been tracked across by there team. If you are...

    Foundations and bridging over drains

Hi Yes have looked again and the drawing does indeed refer to the cellcore being in relation to the main sewer on right of drawing. Am not sure at what stage you are at with your building, I can see blockwork, have you got the ground floor in yet, is it accessible,??

House Survey - The roof is not adequately wind braced and strapped ?

The roof structure is probably fine, however a mortgage company may ask for remedial work to be done, which may need the services of a structural engineer + Tradesmen. If they are fortunate enough to be cash buyers then they may just not bother with it as its been ok for the years till now...

Weatherproofing/boxing in RSJ from the outside

Theres a bit of work needed here to make this pretty again!! Not sure of budget, but i would try and get structural engineer to re- calc and see if post could be removed and replaced with toothed in brickwork up to underside of beam (the end bearing may be only 100mmish, and usually 150mm is...

    Foundations and bridging over drains

Just realised that i can zoom on the pictures. There is a note saying that 225mm of cellcore to be placed under ring beam in proximity of mains sewer. Is the sewer shown by your arrow the main sewer?? I believe that this is what the engineer is calling for in the proximity of your pipe, however...

    Foundations and bridging over drains

Couple of things to consider. I assume you have building control on board? they should have a discussion with contractor on your behalf if possible. With regards to bridging the pipes, I would determine if the pipes have been completely cast into the ring beam, If there is a polystyrene sleeve...

    I beam external lintel

not sure if I am getting this right or not?? the timber frame as a 4000mm structural opening that as been supplied with a structural steel beam as part of frame kit?? you mention cladding the external with a weatherboard, which makes me ask why you are blocking up this elevation, it may be you...

Replacing Conservatory with Single Storey Extension Quotes

Hi James Your quotes do seem on the high side, but we are presently in boom time in construction (theres a lot of work going on) and so I feel prices for small domestic jobs are rising. However couple of things that may be "upping" the cost that are not clear. 1. is the builder required to...
