    Site easements for mortgage

Roger - put it this way. If you were the mortgage company, would you want to lend a large sum of money on a house in a rural area that has no vehicular access??? You are right - don't sell if you don't want to. As you say, it has nothing to do with you and isn't your problem.

    Site easements for mortgage

Clearly it must be trees and suchlike that are obstructing the visibility splay. It sounds like this neighbour has done the classic error of building before he has got the access in place and the visibility splay extends over the OP's land. Probably he is building on stage payments and the...

    Site easements for mortgage

No you don't need to sell your land in order to grant an easement to someone. If you are saying the visibility splay is going over your land then you are in a fantastic position. The highways agency would soon close him down as regards vehicle movements if this was the case. If you are in...

    Concealed Buildings and Planning Permission

earnie the best way to try it in the woods is to build above ground and cover the whole thing in mirrors.

noseall the point you have just made is what 99% of us do in real life! I have never lived in a house with an unboarded loft and I doubt many have. I think it's fair to say most lay people want some boards in their loft. I get the point it wasn't in the spec and would be an extra but I think...

    Concealed Buildings and Planning Permission

earnie if you want help on this I suggest you get a copy of the off grid manual 'How to live off grid' by Nick Rosen. The author does discuss these issues and there are good reference links to people with extensive knowledge of the planning process with regard to projects like yours. Basically...

Perhaps you could go for a 'comfortably numb' look???

It just shows how important it is to clarify the job at the start. I think most lay people would expect there to be walking access in a loft but I can see the builders view is a different one. A good reminder to anyone to get their general living requirements down at the head of the brief.

Surely a builder should know a loft is going to be walked on and should have the sense to batten the joists??? What are things coming to???!!!

    GF suspended floor joist arrangement

Thanks Doggit, will try and get one, he only works at the weekends. Yes I had thought a trimmer either side of where the chimney breast was might be a better bet.

    GF suspended floor joist arrangement

Thanks - I haven't dared ask how he did support the stack. The thing about the subfloor is it's extremely low, maybe not even 15cm. The rest of the room has 75 x 50mm joists supported on the central dwarf wall. He has used noggins at 1m intervals but this does not seem like the solution to me...

    GF suspended floor joist arrangement

A neighbour has removed his chimney breast and hearth in the living room. The joists go parallel to the the hearth and he has found himself with no central support to the joists. His solution was to run 50 x 100m joists right across, which is a span of about 3.30m. The centres are 400 but the...

    Extension next steps

As I see it the next milestone is to get your detailed building regulation plans approved by the council. Once you have those you have a choice as to let the architect manage the project or you get some builders quotes yourself based on the plans.

    Dining room/ kitchen knock through

Dan - if the wall is parallel to the joists you have to double up the joists generally. If it goes across then you might have to put some noggins in to strengthen. Sorry I don't know the regs re insulation on suspended floors. As for lead most people opt to change because of the health issues...

    Dining room/ kitchen knock through

If you are thinking of getting in three builders for quotes you could specify what you want in terms of end result and then put 'all work to be done to current building regulations'. Btw you do also need to think about the floors both in terms of supporting the new internal wall, the levels and...

    Re-roofing questions

The other thing I should have said is that the lap on these tiles looks pretty mean on the original roof and they seem to be laying it to the same gauge. The lap looks to be no more than about 4cm to me. I am just thinking if you don't address all these details then you might get problems again...

    Re-roofing questions

My neighbours behind are having their house re-roofed and it has been a good opportunity to watch and learn. The house is an inter-war semi with a steep pitched hip roof. On the side is a large dormer serving the loft conversion, which is 1990's at a guess. There are two rooflights on each side...

Role of Surveyor in Party Wall Agreement

So the bit on the top has gone from both sides, plus his stack in the loft but you still have yours and are concerned about ventilation? I understand your concern now if this is what has taken place. Hopefully an expert can give the answer!
