2005 build - poor wet area tiling quality example

Have you operated the main shut-offs - interior & exterior? You dont use Pva in wet areas neither do you use plaster board in wet areas - instead, use backer board of some kind. I take it that you are skipping the bathroom fixtures? Try and work clean - dont be trampling through debris -...

Fit the waste and trap before even dry fitting. ie always pre-fit your fixtures.

how to fire proof electrics cupboard

As above. Then double up the boards. Why are you doing this presumably in a residential house or flat?

    fitting shower tray onto Caberdek

If you are worried about the sheen on the Caberdek then briefly run a sander over the area in question. With care, Multipanel can be cut to suit. Expensive construction adhesives will stick to glass. Rehearse, dry fit, how you intend to drop the tray into position. I assume you will have access...

mike1978, I look forward to seeing your pics.

Damp course and plinth (duplicate threads merged)

OP, your cavity is blocked and bridging moisture across to the inner wall and its decorations. Given that you will have to hack off interior plaster then you could clear the cavity from the inside skin. Just saying but: Without any more digging you could break the plinth contact with the brick...

    Air Brick Problem

Its possible & simple to insert ventilation such as 9" x 6" plastic air bricks in the 400mm step-down. You need more air bricks at the front elevation and what about any side elevations? When looking under the floor look for an intermediate knee wall. All wood debris must be removed from the...

Damp course and plinth (duplicate threads merged)

Your wall looks to be a cavity wall? No headers to be seen? You give a 1930's date but even with a 1930's date most properties had cavities by then. If there is a cavity then maybe its blocked and bridging moisture? The bottom half of the air brick is blocked off - why? Can you poke a...

    Rendered instead of plastering

you could but why - is it to insulate, thermal protection or to mask the artex? there are other more thin renders than krend.

    Fireplace lintel?

Knock off more plaster to reveal the full width and bearings of the original arch. Then please post a pic of what you've done? If the original arch is well supported then you can easily remove the newer front fireplace and any infill below the original arch.

Garden wall K rendered ghosting. Paint?

The Textured Dulux goes on thicker than a smooth Dulux, &, of course, a thick masking paint is what you need for that wall. Unfortunately, there's no signs of moisture coming through the weepholes which might mean, depending on how the wall was constructed, that the pressure of the water is...

    Pipework for fridge water dispenser?

Leave a loop of the supply pipe behind the F/F - enough to pull the appliance out. Similar to a gas hose behind a cooker.

Chimney Breast Damp - Cowl or Ventilation

D&D is a bad remedial idea for c/breasts and damp affected walls because salts could come through the dabs and present on the decorated plaster board surface.

    Over notched joist

as long as both notched joists have bearing in that wet wall then there's no need for bolting them together. maybe a few long screws to eliminate rubbing noises.

Garden wall K rendered ghosting. Paint?

OP, Whatever kind of wall you are referring to then can you post pics of the wall? Dulux exterior Textured masonry or render paint is expensive but it will cover a lot of sins.

    Over notched joist

Have you had issues with this floor/pipework eg. movement or noise? If I, as a professional, was to approach such a job then i would lift the boards, and remove all waste and supply pipework - but leave the joists in place - then i would sister (or brother, as they are calling it now) all the...

Chimney Breast Damp - Cowl or Ventilation

what do you mean by "usual plaster methods"? After floating with sand & lime the render is typically skimmed with a Remedial finish - never use a usual gypsum finish if possible.

    Fixing wall plate

staggering fixings is good practice but no need in a ledger thats not taking much downward pressure. typical practice is to centre all timber framing centres eg. rafters & studs on 400mm.

Damp joist - external ground level

Best practice would be to lower the whole patio concrete 150mm below any DPC. Or, at least, remove the top patio. Could be that removing the top patio is not deep enough, & both patios will have to come up? Or, you could try your suggestion for an Aco drain - but where would the Aco discharge...

    Fixing wall plate

i figure you intend to fix a lean-to roof rafter ledger to an abutting wall. after fixing the ledger level with a bolt at each end, you can drill through the ledger into the brickwork with the ledger in place. fix your bolts in each rafter bay @centres of 400mm. fix into brick not beds or perps.
