    You can use the Zinsser Bullseye 123 on matt emulsion. May need a couple of coats. Then repaint as normal. You can still use an oil based sealer if you prefer, like Zinsser Coverstain, or even a cheap white oil based undercoat.

    You can get paint warmers, although a cheap croc pot casserole warmer does the same thing and can be picked up cheap. If it can be thinned by heat rather than adding something into the paint it will keep more of its covering properties.

    The best water based gloss and satin is Benjamin Moores. Google them for a stockist. Not cheap but the best. Water based paints have come on a long way as well as brushes. I use Fossa Viper trim brushes. Very good.

    You can always thin with warmer water and use slightly less. This will thin it without destroying its covering capabilities.

    No it wont. Because its a commercial kitchen you have to be careful what you use. Tikkurila have a range of products that are good for hygene areas, Tikkurila Luja Semi - Matt 20 which is an Acrylic eggshell would fit the bill.

    The stain is suspended in the varnish and doesn't go on uniformly enough. Its always patchy. Needs a very good sanding down. A coat of chosen stain, then when dry, a rub down again and however many coats of clear satin or gloss varnish you want. Either water based or oil based.
