Damaged brickwork next to opening underneath a structural steel.

Thank you all for your replies. What would be a rough estimate for someone doing it as I am considering all options. I am based in Surrey.

Damaged brickwork next to opening underneath a structural steel.

Thank for a quick reply. I have plenty of recovered bricks from the conservatory dwarf wall which were pretty closely matched. There is a 2nd floor bedroom directly above so yes rest of the house unfortunately. Just to add if it changes anything there is internal concrete lintel for the...

Damaged brickwork next to opening underneath a structural steel.

I need to understand whether I should be repairing (if so how?) or taking out bricks that are damaged for replacement that are positioned close to the ground on the edge of the wall that meets the 2.4m wide opening below the 2.7m steel to make it ready for sliding patio doors (photos attached)...

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

Hi, Sorry as I just partially follow this now but just to clarify that even though I initially suspected there was a blockage it was not the case after I managed to bleed the manual air vent before the coil twice (some air trapped on both occasions). I suspect that what @Johntheo5 advised about...

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

@Johntheo5 I've left it on CCII for 2 days now and no problems so far (my wife will kick me out from the house if I go to the loft again ). Will try to check tomorrow though.

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

I set everything back to how it should normally be - room stat 20C, cylinder stat 60C both CH and HW ON on the progammer and the pump pumping at CCII 18-19W and report back after a while how it goes. What I noticed so far is with the pump setting to CCII I notice some rads are not as warm or...

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

Ok I repeated this test too now to make sure the boiler was still being fired when I switched OFF for CH (HW still was ON) and the boiler and pump did not switch off this time and continued firing. The pump showed 19 W.

I was advised I cannot get a combi even if a large one due to the size of the house and two bathrooms.

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

Ok now I went to set the cylinder stat to 0C and back to about 65C the boiler fired and pump shows 18W. @Johntheo5 I think I did not do the last step when I set CH to OFF when the boiler was firing and tried to continue seeing it being fired. Am I correct here or the boiler should keep firing...

I pogrammed OFF for CH now (HW still ON) and the boiler and pump switched off.

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

Ok the boiler fired now eventually with the pump showing 18W. All the 3 rads that were put on 5 on TRVs are cold.

The boiler switched on but did not fire (maybe the HW cylinder is already too warm?) I heard the click on cylinder thermostat but had to crank it up to almost 70. But still does not fire for now. The pump is showing 18W.

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

Hi @Johntheo5 . Yes the pump and boiler fire up and the pump power shows 19W as well. Notice that both tests from today were done with the actuator head taken off from previous investigations (the valve was set manually to mid position). Should I repeat the tests with actuator head on? What...

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

@Madrab Just spoke to a heating engineer over a messenger re the Y plan vs the S plan and he told me this (without seeing my set up yet): "... I don't believe there's any main differences between an S plan and a Y plan cause they both got pros and cons between them. With S plan you will need 2...

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

I did that test and yes the roomstat turns off the boiler if TRVs set to 5 and I turn the room stat down to 10C. I then turned it up to 22C again and the boiler switched on. After that I had to turn the TRV down to 0 from 5 and again to 5 and observed the boiler firing again. I checked the CH...

Open vented system, No HW, CH works fine, BAXI 80HE boiler shows Dry Fire after every restart

Hi @Johntheo5, Thanks for your comment. I was referring to the 3 port valve there. I am new in this house - moved in 1 year ago. The only other component that looked like room stat (I always thought is not functioning as assumed not powered and a leftover from previous system) is this one...

No room stat - just TRVs. I will try changing the pump to CCII and look into the ABV. Many thanks for all that info - helped a lot understanding the system.

I've got the Honeywell V4073A1039. Would I have to go and get the same one or can I get away with a replacement?
