well the issue is: I have a baxi back boiler with electric fire front (don’t want this long term it’s ugly) plumber says the rads are old and rusted. Says even if you change rads you still have crap in the boiler itself and in the pipes. So might get the same problem. so kind of said you...

Hey, I don’t blame the plumber. He needs to pay for his yacht, his mistress and his gold encrusted white van. I just think the government should pay. Heating systems should be on the NHS.

One other question. Since the plumber left, I seem to notice the pump is working overtime. the cylinder is above the baxi condensing boiler. while it’s heating the HW, it seems to be almost constantly on. I may be noticing this now I’m thinking about it. Would the pump be being used...

i think this is a step too far for me mate. Flooring yes, basic stuff like taking out and plastering/boarding fireplaces - yes. Fitting sinks and toilets. Yes. Sockets, yes. plumbing in a new system, think I will let the pros do this. I have a kid running round here too, bit too much! I...

to be fair mate I am probably getting a loan and getting a new install. We are stuck with a baxi and electric fire front we don’t want so might just be prudent to get a new system done. The system doesn’t work well and the rads are 35+ years old and it never gets above 20 degrees on a cold day.

thanks, I have a structural engineer doing just that right now. one other point, I am a leaseholder and pay a tiny ground rent. Anyone know if I can do this kind of work without permission or is it a “check your deeds” type thing?

    Kitchen/dining room knock through

Have a brick wall between kitchen and dining room. I have a builder I know who said £3kish to remove and tidy up. Possibly more if it needs “goalpost” ie structural support with foundation footing. the builder advised me to get a structural engineer to do the calcs. the next door neighbour...

Surely installing a boiler and pipework is really pro work? I wouldn’t attempt that as a DIY, I’m sure I can’t legally do it either. the baxi back boiler was always going to have to change. I just don’t have the time with a family/career to learn in that detail. I also just have what’s...

as regards to the power flush. plumber said he could do that but he wouldn’t bother with the current rads as they are so old and rusted that he reckons it would make them leak. He also said that the tank in the attic for the hot water system is also full of crap. I saw the water in the rad...

Ok so moving on, while I have the attention of people who know what they’re doing, any advice on this appreciated: I am going to knock my dining room/kitchen through at the same time. The wall being removed has rads both sides. My assumption is knock through, then call the plumbers for a new...

what I mean is, I know it isn’t but you kind of view it like breathing air or a basic human right. however, it isn’t. It’s my first time owning a home. Welcome to the world of the grown ups, I guess. Happening at a time when we have only one decent income and I have constant job...

everyone needs a pension and financial planning! sadly, many have the same attitude I do: don’t want to pay. Then they phone in to radio shows going “pensions are a rip off. I’ve made no money despite not reviewing or understanding the product I hold nor reviewing it since 1989!” I’m actually...

fair enough mate, I am sure you know the look that clients give you when you can’t sugar coat it - they need a new system and it’s going to cost big. I get the same. I work in corporate and personal financial advice and when I explain to a client who is starting pension savings at 50 years...

the dude who just did the analysis on my current one said prob 2200 for parts and 1800 plus vat for labour so four and a half. it’s a wonder anyone bothers buying a home because basic stuff like having hot water and heat costs stupid money. Trying to get my Windows done for under £12k (when I...

pipes are below wooden subfloor. Will get 3 quotes. I thought the cost would be £5k but on searching the internet it seems that might be a bit high. Old system removed, new combi in differently location and 7 rads. Seems to be more like 4k tops. Not sure if that’s optimistic
