Has anyone got a recommendation for a cheap dust extraction unit? It will only have light use in a DIY setup but I'd like it to activate when the tool is used. Probably will be used with mitre saw and sander mostly

Your door threshold/ brickwork to the left looks to have had repairs done in the past so I'd be looking there as well. It's possible water is being driven into the wall.

Possibly it's blocked which is why you can see it leaking. Definitely cracked so if you want to replace it you have to disconnect and dig it out replacing with plastic version
If you're specific about what you want to be insured against then you might find an outfit to provide insurance but a general 'i don't want any risk when I buy my house ' isn't going to fly.

Soil level is too high, it needs to be a couple of courses lower.
Does that downpipe just go into soil? It looks like the gulley is the but they weren't connected.
You need a gap around the edge of the floor covering and wall so the boards can expand. If there's no gap they can't expand adequately and it can lift the boards as you describe. It's less likely in engineered flooring but the current approach by your fitter doesn't sound great.
