Crack on stairwell due to rotten supporting timber

benjiman, good evening. Saw a similar scenario about 6 / 8 months ago, that was an Insurance claim, but was only a Claim because the damage and the leak could NOT be seen by the owner of the property. Expect a fair bit of disruption, Locate leak and fix it Remove and re-fit a floor joist +...

One fast way to ventilate would be to open up the felt laps use [say] polystyrene blocks of suitable size, insert the Poly in as many felt laps as you can get close to. Ken.

Condensation / Penetration Damp - disagree with surveyor

The rational behind my question was that Condensation happens more frequently and at lower thresholds on glass than anywhere else, if there was little / no glass condensation then the staining around the frame must be occasioned by another source. That other source certainly appears to be some...

Condensation / Penetration Damp - disagree with surveyor

Is there any indication of water droplets forming on the glass itself? can be argued that the glass is the most likely place for Condensation to show up first? Ken

Washing machine dispenser tray powder crust removal. Any suggestions?

Most if not all of the W/M dispensers we have had were able to be removed fro the machine. The one we have now has a small clip device that acts so as to stop the dispenser from falling out but is pressed he dispenser will withdraw and you can then soak it to remove the crud. Ken.

Laths v Plasterboard - using professional plasterer

I regularly get water damaged old L&P ceilings in [generally] Tenement flats where the ceiling has to be removed, that is the old lime horsehair plaster AND the laths !! i always specify a double board of plasterboard, not simply for the fire separation aspect, but to account for the thickness...

    Rubble filled wall restraint

Must admit, I agree with Jobandknock above, random filled walls are a real pain. The core fill is loosely held with [generally] old lime Mortar so as such will simply fall out. Up here there are thousands of old sandstone faced tenements, the external facade of masonry can and does bulge...

By any chance? is there something blocking that [red ringed] drain hole, not the drain hole itself, rather something in the door frame at the sill that is stopping the water escaping ? Meaning the water can only be released when the door is opened?? Ken.

andyhuk, good, morning. Suggest one thing at a time? OK Just now it is warm so the condensation may ??? not develop. If it were me, I would install the polystyrene [or what ever spacers] in the laps, leave for a while, wait for a cold snap and start to check to see if that has assisted, or...

    Advice on wall please

Just a consideration [up here we do not have PWA] Is the house in any way "listed" anywhere? If so the wall will also be subject to the same constraints as to what can and cannot be done with the property? Ken

    Insulating underfloor

David2749, good evening. Short answer is yes. If you can afford it the thicker the better as far as Insulation is concerned. Make sure the Insulation is hard up against the underside of the flooring, Infill and gaps to each side with expandable foam, Retain the insulation with timber straps...
