Crack on stairwell due to rotten supporting timber

Hi all,

Property has developed a horizontal crack along the stairwell.

The wall behind is the bathroom.

Upon stripping back bathroom for a refit, noticed rot along the timber that supports the wall going up to the ceiling/roof.

Whats the best way to make this structurally sound again?

1. The bathroom wall appears to be a framed partition with a plasterboard cladding - although there seems to be a heavy solid plaster area, solid plaster usually goes onto masonry?
Sometimes studding was infilled with masonry?
2. The joisting below the partition has dropped due to damp damage. The plate below the studding is rotted from water damage.
3. Previous unsatisfactory attempts at a repair can be seen.
4. The plasterboard is perished.


5. Water damage and beetle damage can be seen on all the floorboards in the pics - why not carefully prise them up for examination, and to expose the conditions below the boards.
6. We need to see the condition of the joists, & how they are fastened.
7. Search for live beetles.
8. Vacuum up all loose debris.
9. And if you would then post pics on here?

Ref the crack - is the outside of the wall rendered or pointed?
Is there an opening below eg a window or door?
Are the flight of stairs tight to the wall?

Saw a similar scenario about 6 / 8 months ago, that was an Insurance claim, but was only a Claim because the damage and the leak could NOT be seen by the owner of the property.

Expect a fair bit of disruption,
Locate leak and fix it
Remove and re-fit a floor joist + flooring
Remove and re-fit ceiling below.
Sort out stair well wall, and re-dec hall stair and landing

That is why the one I saw was a Claim???? ££££

The new section of wall joist/plate to which the joist hangers are attached suggests a historic problem which was addressed, the rot to the wall frame etc being left to dry out. It is difficult to assess any structural issues, even from the photos, so employ a specialist building surveyor or SE if you remain concerned. If the frame doesn't structurally support any roof timbers, you should be ok to fill and decorate over the crack and keep under review.
