    Flitch beams have bolt holes so it should theoretically be possible to drill a couple of holes for pipework without harming it's integrity but I'd check carefully before doing anything.

    These units are modular and if you remove the timer (should it be fitted with one) then you can wire the fan directly to eliminate a faulty timer.

    You have basically cleaned the bricks, by cleaning them again it won't make them darker. Jetwash the lot and it should be fine.
